Quitclaim Deed
A Quitclaim deed is a document used to transfer real estate property from one person (the grantor) to another (the grantee).
A Quitclaim deed is usually used for specific purposes when the transfer of title needs to be done most simply and easily. Quitclaim deeds are generally not used for sales of real estate between unknown parties. They are generally used in the following situations:
- Transferring a property into a trust
- Removing a spouse from a title during the divorce procedure
- Adding a spouse to a title after marriage
- Transferring property within a family; for example, from parent to child
